Rental Agreement & House Rules

Dear Guest,
we are delighted to host you! To ensure a safe, enjoyable, and comfortable stay for everyone, we kindly ask that you read and agree to the following rules.

1. Respect for the Neighborhood

  • The home is located in a quiet residential area.
  • Please respect quiet hours between 10:00 PM and 7:00 AM.
  • Parties or events are not permitted.
  • Any fines or penalties imposed by the building administration or local authorities due to guest behavior will be charged to the guest.

2. Registered Guests Only

  • Only the number of guests listed on the reservation may stay overnight.
  • Additional visitors are only allowed with prior approval from the host.
  • Unauthorized guests or subletting are strictly prohibited and may result in immediate termination of the reservation without refund.

3. Care of the Property

  • Guests must treat the home with care and leave it in good condition.
  • Guests are financially responsible for any damages, missing items, or broken property.
  • If the home is left excessively dirty beyond normal use, an additional cleaning fee will apply.
  • Any damages must be reported immediately.

4. Check-In & Check-Out

  • Check-in: anytime after 3:00 PM
  • Check-out: by 10:00 AM
  • Late check-out may be arranged in advance when possible. If not approved, a late fee will apply.
  • Failure to vacate the property by the agreed check-out time may result in penalties and the cost of one additional night.

5. Smoking Policy

  • Smoking inside the home is strictly prohibited.
  • Outdoor areas may be used for smoking where permitted.
  • A penalty fee will apply in case of violation, in addition to any cleaning or deodorizing costs.

6. Safety & Maintenance

  • If technical issues arise (WiFi, heating, water, plumbing, etc.), our team may need to access the apartment with at least 12 hours’ notice to resolve the problem.
  • The host is not responsible for temporary malfunctions of equipment, utilities, or services beyond their direct control.

7. Liability

  • The host is not responsible for personal belongings left behind.
  • Guests accept full responsibility for accidents, injuries, or illnesses occurring during the stay.
  • The host is not liable for disruptions caused by construction, roadworks, noise from neighbors, or force majeure events beyond the host’s control.

8. Anti-Party Policy

  • Excessive noise, disruptive behavior, or parties are strictly prohibited.
  • Violations may result in immediate termination of the reservation without refund and forfeiture of the security deposit.

9. Payments & Cancellations

  • To confirm the booking, a 50% deposit of the total amount is required.
  • The remaining 50% balance must be paid no later than 7 days before check-in.
  • In case of non-payment by the due date, the reservation will be cancelled and the deposit forfeited.
  • Cancellations made up to 30 days before check-in: full refund of the deposit.
  • Cancellations within 30 days of check-in or no-show: the deposit (50%) is non-refundable.
  • Cancellations within 7 days of check-in: no refund (if the balance has already been paid).
  • No refund will be given for early departures or unused nights.

10. Security Deposit

  • At check-in, a security deposit is required.
  • The deposit amount may vary depending on the apartment (e.g. €200 or €400) and will be specified at the time of booking.
  • The amount is not charged but only held (“on hold”) on the payment card via Stripe.
  • If no damages or violations are found at check-out, the hold will be automatically released within 7 days after departure.
  • In case of damages, part or all of the deposit may be retained.

11. Limitations of Liability

  • The host shall not be held responsible for:
    • Temporary interruptions of essential services (water, electricity, Internet, etc.).
    • Acts of nature, force majeure, or circumstances beyond their control (storms, floods, strikes, government restrictions, etc.).
    • Any inconvenience caused by pests, insects, or wildlife.
  • Refunds or compensation will not be granted for issues outside the host’s direct control.
  • Guests acknowledge that the property is offered “as is” and minor inconveniences do not constitute grounds for refund.

12. Relocation Policy

  • In the rare event the property becomes unavailable due to circumstances beyond the host’s control (e.g. urgent repairs, force majeure), the host reserves the right to relocate the guest to a similar property.
  • If relocation is not possible, the host’s liability is limited to a refund of the amounts already paid.
  • The host will not be liable for any additional costs or damages claimed by the guest.

13. Complaints

  • Any issues must be reported during the stay so that the host can take reasonable steps to resolve them.
  • No financial claims or refund requests will be considered after check-out if no complaint was raised during the stay.

14. Goodwill Agreement

  • By booking this property, you confirm that you will respect these rules and act in good faith with your host.
  • If you have any concerns, please reach out — we are committed to creating a 5-star experience for every guest.

15. Governing Law & Jurisdiction

  • This agreement is governed exclusively by Maltese law.
  • Any disputes arising from the booking or stay will fall under the exclusive jurisdiction of the courts of Malta.
